Lake Tapps Foreclosures- What to do About That House Next Door?

A homeowner in the Lake Tapps community recently posted a great question on I Love Lake Tapps Facebook page about a house sitting vacant in her neighborhood because it’s current homeowners walked away and abandoned it.  She was concerned because what was once a beautiful house was now becoming a run down eyesore that was bringing down the neighborhood and she wanted to know why the bank had not taken ownership of it already to turn around and sell it to someone who would take care of it and if there was anything she could do to speed up the process.

Here’s what I wrote back to her- “I wish I could understand the bank’s logic in all this too! Here’s what I do understand about the foreclosure process- The banks have homes in districts sort of like zip codes which then determine how much of a liability (or potential asset) they are. Homes on and around Lake Tapps are in a district that make the banks say, “I don’t want it, you just keep it” and the homeowners can’t or won’t work with the bank to stay in the house.
Once the bank officially forecloses, the property and it’s outstanding debt, are on their books. Many of the homes in the area are $200-$500k under water and to foreclose on one and take over that debt is daunting. On that note, they have no problem foreclosing on a house that is just $15k under water. It’s totally not fair.
Anyway, there are two things you can do. 1. If you know the homeowner, you can talk to them about maybe doing a short sale so they can finally move on financially (and I by the way list and sell short sales) or 2. You can contact the lien holder (bank) with a written statement and photos about what is happening to “their property.” I can help you with that as well, I would just need the address to help figure out who the bank is.”

Also, if you feel like running and supporting a great cause, the Driftwood Dash 5k is this Saturday, April 28 at 8:30am. Meet at the Driftwood Point Community Park. Kids run free, and start at 9:15. The dash begins at 9:30 and registration is $25. After the run, the awards and raffle take place at 10:30am. Register here - proceeds support Life’s Handy Work, benefiting orphaned children in Nepal.

April 20-22   Many neighborhoods around Lake Tapps are hosting park clean up this weekend in honor of Earth Day! Join in the fun – it’s going to be terrific weather for spending an hour or two giving back to our great community. The Tapps Island Park cleanup starts at 9am Saturday – meet at the club house. The Tacoma Point park clean up is going all weekend – join in whenever you can – and they are offering community service opportunities to high schoolers who need to log some hours. 79th Annual Daffodil Festival Grand Floral Street Parade

The Grand Floral Street Parade is the highlight of Festival Week.  The parade travels through the four cities of Tacoma, Puyallup, Sumner and Orting and consists of approximately 40 float entries and over 80 other entries, including bands, marching and mounted units.  The floats are decorated with fresh-cut Daffodils, numbering in the thousands. The Lake is Full!

 

Tapps island Golf Course

Cascade Water Alliance announced last week that the water level in Lake Tapps has officially reached full recreational pool of 541.5 feet.  Over the next week, the lake level will increase to approximately 542.0 feet and Cascade will maintain a lake level between 542 and 543 feet throughout the summer months.

Cascade’s 2009 agreement with the Lake Tapps Community Council (LTCC); its White River Management Agreement (WRMA) with the Muckleshoot Indian Tribe and Puyallup Tribe of Indians; and its Lake Tapps Water Rights state that Cascade may begin filling the lake in mid-February each year.  The 2012 refill began on March 9.
